Installing roof shingles can be an arduous task and should not be attempted if you don’t know what you are doing. It is vital to ensure that you complete adequate roof preparation before installing roof shingles otherwise you are risking the integrity of your new roof. A poorly prepared roof can quickly lead to holes and cracks that will in turn to lead to a leaking roof. Obviously the first part of your roof preparation before installing roof shingles is to rip off the hold or damaged shingles that you are replacing. While it is possible to leave these on if they are showing any signs of damage or wear you should replace them whenever possible.
Secure the roof boards
If you are using the same roof boards without replacing them you really should check each and every one to make sure none of them need replacing. Make sure they are all securely fastened down to prevent any damage to the lining or to the shingles. You also need to make sure there is no debris lying around because this too can cause damage to your new roof. Make sure no nails or other objects are protruding out of the roof.
Installing the drip edge.
Install the drip edge around the eave ends of the roof. Be sure to use galvanized nails so that they don’t rust in the rain. When adding the drip edge to the top of the roof install in the same way but this must drape over the rest of the drip edge to be effective. If you need to make any joints because the length of drip edge is not long enough to fit down the whole length of the eave then simple overlap the two pieces and bend the aluminum into place.
Ice and water shield.
You should consider putting down a layer of ice and water shield. Some states require that you use this and have set distances that the shield must be from the wall. It is very good stuff and incredibly adhesive so place it down where you want it to go before removing the backing paper. Once it’s stuck there is no way of removing it. Ice and water shield will cost you a fair amount at around $50 per square foot but the job it does is invaluable and a vital step when you are finishing your roof preparation before installing roof shingles. Cover any large knot holes with aluminum flashing or a similar material and hammer these down (you may want to use a hammer tacker or nail gun to make this step a little quicker and easier).
Adding the layer of felt.
Overlap your felt by a few inches and completely cover one side of the roof. To install a roof vent at this point you should cut a small part of the roof on either side of the peak virtually the whole length of the roof. Now cover the remaining side of the roof with felt and also cover over the roof vent hole you have created. This will be cut later. You have now finished the roof preparation before installing roof shingles and are ready to shingle your roof.

The only way to keep cool is to switch up the air conditioning or to prevent your roof getting so hot in the first place. The way to achieve that is through insulation, and the most effective type of insulation for the exterior of a roof is a heat reflective roof paint. A good insulating paint can reduce your roof temperature by up to 40 degrees: just think of what that would mean in terms of a reduction in the amount of heat conducting and radiating into your roof space, and then to the rest of the house.

In fact, in measurable terms, that temperature reduction is just over 20 degrees. Imaging a 20 degree reduction in your room temperature and what that can mean in terms of hard cash spent on air conditioning costs! A whole 20 degrees is a lot of heat to remove using an air conditioning unit, when all you need is a coat of paint to achieve the same result. Roof painters that stress the savings are, in this case, totally correct because heat reflective paints can save you a lot of money.

However, keeping you cool is not the only benefit offer by heat reflective roof paints. There is also the benefit of extra waterproofing just in case the hot sun changes to a storm. Your roof is not only insulated and reflective, but also protected from the weather. The insulation and reflection help to keep heat in during the winter and heat out during the summer months and so save you money all year round. In fact some people can save up to 50% on their air conditioning costs.

A hidden benefit is a reduction in the thermal shock cause by continual expansion and contraction of your roofing materials that reduces the lifetime, not only of your roof coating, but also of the entire roof itself. Not only that, but they can also be used to restore your roof. If your roof is cracked or damage, these paints will repair and restore it, and they are generally available in a wide colour range. If you want to restore and insulate your roof, heat reflective paints are definitely the least expensive option, but by no means a lower quality one.

Then there is the environment. Because your home is made more energy efficient, you will be using less electricity to stay cool in the summer and less heating to keep warm in the winter. This gives your home running costs an economical carbon footprint due to a significant reduction in CO2 emissions. This has been proved by means of tests carried out by universities, and whether you do it yourself or employ roof painters, you will not only be saving money but also saving the planet.

All of these advantages seem almost too good to be true, and you likely think that the cost is going to be prohibitive, yet that is not the case. In fact reflective paints are available at very similar prices to normal roof paints, and you don’t need any special skills or equipment to apply them: you can do it yourself or hire a regular roof painter.

When purchasing such paints, you should take the time to check out the specification of the roof paint, since each manufacturer uses their own method of making them reflect heat and cool the roof surface. A good paint can last a long time, and it is not unknown for heat reflective paints to be effective for up to 30 years.

The reflective value of each colour can be different, and is expressed in terms of TSR (Total Solar Reflection). The higher the TSR figure, the cooler your home will be and the more money you will save. Heat reflective roof paint has the unusual property of saving you money in both heating and cooling your home, and it is important to select the correct paint for the job. If you want to stay cool and insulate your home, then heat reflective roof paints is the ideal roof covering for you.

1. Poor Roof Construction — This has become a serious problem in the past 15 years or so. Due to constant changes in the economy, the bidding on new structures (which includes virtually every kind of building including schools, hospitals, apartment buildings, shopping malls, and industrial buildings) has become so fierce that to get the job the roofing contractors must cut corners.

The roofing contractors must fight the weather to meet completion deadlines. Oftentimes installation continues during unfavorable weather conditions. Sometimes moisture is trapped in the roofing system and can contribute to early failure of the roof.

2. Normal Aging and Weathering – A roof begins to deteriorate the day it is constructed. Its main enemy is the weather. It takes a pounding from the sun, rain, snow and sleet; it is scorched by intense summer heat and buffeted by high winds from storms. The sun dries out the roofing paper; causes the tar to run and sag, weakening the roof mat. As this oxidation soaks the oils out of the paper, it becomes brittle and subject to cracking and splitting; and when the weather suddenly changes, the extreme expansion and contraction brings the ultimate disaster – A roof leak!

3. Settling of the Building – All buildings settle; It is their nature, but some settle much more than others. When a building settles at an abnormal rate, this puts great stress on the roof. This unusual movement can, and will, create enough strain to cause a roof leak, which if left ignored will result in a general roof breakdown.

4. Vibrations – Some of these result from natural phenomena such as earth tremors, severe storms such as tornadoes and hurricanes. Even buildings located many miles from such an act of nature can get enough impact to put a strain on the building, which in turn carried to the roof can contribute to a roof leak. Other vibrations from machines, equipment, air conditioners, railroads and truck traffic cause early failure.

5. Mechanical Damage – Much more prevalent than you might think. In today’s technology, it has become standard to put many pieces of equipment on the roofs; air conditioning units, phone and TV antennas, sign supports, elevator housings etc., which presents a serious problem for two reasons.

Sources:
Roof Leaks and Roof Repair
Liquid Rubber & Liquid EPDM
EPDM Coatings

Finding a roof cleaning company you can trust is not as easy as it seems. Calling a few of the businesses listed in your local trade directory will bring very promising responses. But, actually locating a roof cleaning company that can deliver on its promise is another story… That’s why it’s very important that you spend some time doing a due diligence check.

We have all heard of at least one horror story of people being tricked out of their hard earned money to pay for roof cleaning by some fly-by-night company who do an incredibly bad job and then take the money and run. Beware of scammers!

To make your life easier and save you from any troubles down the road, first make sure that your roof cleaning company is both comprehensively insured and bonded, and that it carries Workman’s Compensation for its workers. You don’t want one of these fellows falling off your roof and presenting you with a claim for compensation do you?

Never underestimate the importance of using low toxicity chemicals for your roof cleaning job. Insist, that the roof cleaning company you’re going to contract, present you with the list of products that they will use for the job. Ask them about the health implications; your safety is much more important than some meagre savings that you’ll make agreeing to chep chemicals. besides, your roof cleaning company should provide you, without you asking, with the full environmental impact statement pertaining to your particular situation.

Asking a roof cleaning company for details of their worker’s training is also not unreasonable. I know that I would want to know if they have been properly trained in not only job safety, but also are well versed in OSHA and EPA guidelines. There are also organizations that they could belong to which will indicate that they are serious about their trade and their customers. It is also reasonable to ask for data sheets on the chemicals that they use.

In some areas of the US, roof cleaaning should be repeated each year. yhis will eliminate the threat that some invasive algae poses to the concrete and ceramic tiles. Ocean side locations come to mind here… At the same time, be mindfull of the fact that the most effective chemical agents used in roof cleaning, are very toxic, and trying to avoid them affecting the adjacent area is your responsibility.

Many people are only just realizing that the black discoloration that they see on their tile or shingle roof isn’t dirt but a type of algae that is thriving on fiberglass roofing shingles in particular. This new roofing technology comes with a downside in areas that are humid, and that is because they contain limestone filler which provides a continuous banquet for algae who just love to eat it. Not only does this look unsightly, but if it is not removed it will considerably shorten the life of the roof.

One other often overlooked aspect is that the growth of the algae turning the roof black will mean that the roof will not be able to reflect the heat. Consequently more effort is required by your air-conditioner to keep you comfortable, and an increased power bill.

Never allow your roof to become a talking point of your neighbors. Get your roof cleaning company sooner rather than later, when evrybody notices that the issues of esthetics and routine maintenancee are not on your mind. Allowing your roof to slide into a state of disrepair will affect its resale value immensely. Never ignore it!

Regardless of your financial circumstances, try not to save on the necessary maintenance work on your home. Roof cleaning is one of the most important preventive meassures. Don’t ignore it!

It is now a norm that owner of new houses install security alarm system to protect their house from theft.

There are many types of security alarm system available in the market and they mainly consist of magnetic contact and vibration sensors to be installed at doors or windows to detect any intrusion. There are also infra red sensor to detect any movement within any particular space such as living room etc.

While the magnetic contact or vibration sensors will trigger the alarm whenever there is an intruder entering through the door or window. Infra red sensor will detect movement but that include the movement of pet or rat.

Some intruder may choose to enter the house through the roof by removing the roof tiles. The infra red sensors can be used for the space below the roof tiles within the roof truss area above the ceiling but that will cause a lot of inconvenience to the occupant of the house as alarm will be triggered when ever there rats moving above the ceiling area. So most owner will compromise safety for the sake of convenience.

But if you are renovating your house and if your renovation works include the replacement of roof tiles, then you can take the opportunity to install a layer of galvanised iron steel sheet or plywood immediately below the roof tiles location to completely cover the roof area before the roof tiles are being relaid on the galvanised sheet or plywood. The steel sheet or plywood will prevent easy entry of thief as any cutting of those material will create noise and takes time which the thief surely do not want.

Moreover if you choose to use galvanised iron steel sheet to cover the roof below the roof tiles, the roof will be almost completely leak proof thus serving two purposes of theft prevention and leak prevention.

Storms can do great harm to roofs. After the storm has completely passed, you should immediately check for roof damage. Check your roof from one end to another so you can properly diagnose the storm effects. If you miss just one spot or neglected one problem area, you may pay dearly, not just for roof repairs but also for replacement of damaged valuable furniture and home furnishings.

The Need for Temporary Storm Damage Roof Repair

Unless you are a trained carpenter or an engineer, or you know someone skilled who can get to work immediately, all you can do is try to perform minor and temporary repairs on your roof immediately after a storm. Temporary roof repair is necessary so that you can prevent further damage when another storm hits before you get your roof permanently repaired. Temporary roof repair is also necessary to ensure your home’s integrity and ensure that your family has adequate protection against the elements.

After you have assessed your roof and identified problem areas, get to work. The most pressing problem is roof holes. You need to plug up these holes immediately. Obviously, holes in the roof will mean leaks when it rains. They also mean that cold air or hot air can escape from your home. This inefficiency will cost you dearly in your electricity bills. Sure you may be able to do a little stargazing from the comfort of your living room recliner, but I think most would agree that a hole in the roof is very high priority on temporary repair lists.

How to Do Storm Damage Roof Repair

The most expedient way to repair your roof after a storm is to spread tarpaulin or water-proof canvass over your entire leaky roof. It is better to use the tarpaulin over your roof rather than under the roof and inside your house since doing the latter will lead to water collecting and leaking inside your home.

Remember to do this very carefully and with adequate assistance from capable members of your family. Be sure, too, to cover your roof up really tightly so that the wind cannot get under the tarpaulin or canvass and rip it and the rest of your roof off. After you have pulled the covering over your roof as tightly as you and your assistant(s) can manage, secure the ends with strong ropes and nails so that even a fairly strong gust of wind will not be able to undermine your temporary storm damage repair.

One other way of doing temporary storm damage roof repair is by going up there and sealing holes up with roof sealant. Use the appropriate safety paraphernalia like safety ladders and rope support so that you can prevent any accident from happening.

The Need for Permanent Storm Damage Roof Repair

After you have secured your home and fixed your storm damaged roof the best way you can, you need to call an expert carpenter or contractor to proceed with permanent storm damage control and repair to your roofs. An expert can perform the proper maintenance and thereby help you properly repair the damage the storm wrought on your roof.

Hiring a professional to repair your storm-ravaged roof may be expensive. However, in the long run, this is the most effective way of preventing other more catastrophic and more expensive damage to your home. Your initial assessment and your temporary roof repair efforts will never be enough to ensure your home’s survival on the next storm.

Ventilation is a vital component to any good roofing job in Portland OR. In addition to installing a quality rooftop, your roofing contractor in Portland should construct an adequate ventilation system. Learn more about the importance of proper ventilation for your OR roof.

Adequate Roofing Ventilation Increases the Longevity of Your OR Roof

Your roofing contractor in Portland can describe for you how proper ventilation is the most important element in the lifespan of your roof. A solid ventilation system for your OR roof can increase its longevity by as much as a decade. In fact, while inadequate roofing materials or the workmanship might be contributing factors to premature roof damage, the cause is most often due to poor roof ventilation.

The Benefits of Roof Ventilation — Moisture Control

A quality roofing job in Portland OR consists of a ventilation system that helps to regulate moisture levels within the home. Most homes produce an average of five pounds of water vapor each day. Without proper ventilation for your OR roof, the woodwork inside your home can start to rot, the insulation can lose its efficiency and your home can become a breeding ground for mold and mildew.

Components of a Proper Roof Ventilation System

Your roofing job in Portland should result in a properly installed ventilation system that effectively balances airflow and controls the temperature underneath the roofing structure. Adequate ventilation for your OR roof consists of two parts: intake and exhaust.

The intake and exhaust hoses create an air exchange system to prevent the temperature under the roof from getting to hot. Hot air flows out, while cool air from the outside flows in.

Your roofing contractor in Portland will install roof vents to help circulate air and prevent condensation. The number and placement of vents should be in compliance with Portland building codes.

Roofing Portland OR — Types of Ventilation for Your Roof

Proper roof ventilation for your home can be achieved through a variety of methods. Common roof vents include dormer vents, turbine vents, gable vents, ridge vents and circular vents.

The most adequate ventilation system is comprised of vents that not only maximize the balance of airflow, but also work well with the appearance of your home. Consult with your roofing contractor in Portland to determine which type of ventilation system will work best for your OR roof.

Roof consultants can save homeowners and property owners hundreds of thousands of dollars. Paramount Disaster Recovery Inc. launches three new web sites to help property owners navigate the roof damage insurance claims process. Palos Verdes, CA (PRWEB) June 13, 2005 — Now that the rainy season has ended many homeowners and building owners are looking to make roof repairs. Unfortunately most of them will end up paying far more for those repairs than they should because they don™t understand the roof damage insurance claim process. Homeowners can save themselves a great deal of money and countless headaches by using a roof consultant firm, such as Paramount Disaster Recovery Inc., to handle the entire roof damage insurance claim process. Insurance companies are looking to limit or deny payout on roof damage claims. Many causes of roof damage, including foot traffic, high winds, and hail among others, are covered by most insurance policies. However, many of these legitimate claims are rejected or only partially paid for by the homeowner™s insurance company because of poor documentation or incomplete roof inspection. That is where a roof consultant can end up saving the homeowner hundreds of thousands of dollars in roof repair costs. One recent Paramount client was initially awarded a $1500 claim to patch their roof that had been damaged by high winds. After Paramount had a chance to access the total damage it was discovered that the roof patch that the insurance company had recommended was an inadequate solution and had in fact led to mold growth within the structure. The Paramount team of insurance claim consultants re-filed the claim documenting the original damage along with the additional mold damage and won a settlement of $380,000 for the client. This paid for the mold removal and a complete roof replacement. Without the help of Paramount™s roof consultants the client would have had to pay those costs completely out of his own pocket. For a homeowner, commercial building owner, even Homeowners Associations the roof damage insurance claim process can be an overwhelming experience. In order to make the process easier Paramount is launching three new web sites, www.roof-damage.com, www.calshake.com, and www.cemwood.com. Roof consultants can save property owners hundreds of thousands of dollars and countless headaches. Now Paramount has made the process even easier with three new web sites designed to provide the information and resources needed to get your roof fixed right. About Paramount Disaster Recovery Inc.: Since 1989 Paramount Disaster Recovery has been helping individual homeowners, business owners, and homeowner associations (HOA) with their roof repair needs, including roof consultants, insurance claim consultants, and roofing contractors. Paramount is a proud member of the Building Owners & Managers Association International, the Community Associations Institute, and the National Institute of Disaster Restoration.

You may hear a lot of things about how to take care of your roof and its preventions. And this article will discuss factors to be considered while going for roof repair and reproofing decisions. Roof repair is one of the issue that homeowner should consider. Water leak can cause serious damage in short amount of time. Once your roof has leak it can cause the entire drywall ceiling to fall.

You do not have to worry about roof leak repair. But it does not mean that you should be the one to work on the roof. A steep late roof repair should be left to professionals. The same true with for the metal roof repair or even tile roof repair. But you should be able to successfully do home roof repair if you have a low-slope roof, a cool day and the right attitude.

The most important factor that you have to consider in any roof repair job is which contractor that you are going to choose. A good roofing contractor will check on the area surrounding the leak of the roof for any sort of water damage. They should let you know if there is a rot or none and whether or not it is bad enough to need repair immediately. With the economic status that we have, cost is very important factor for every roof repair that you are thinking. Actually there are different roofing companies in Miami and each type of company have different price range for repairs depending upon the supply cost and availability of experienced contractors.

There are different reason why there is a need to replace a roof. One reason is that the roof may be leaking and it is more economical if you are going to replace it with new one rather having it repaired. The roof is not working correctly and it does not look good. Another good reason is that you are extending your home and you want the roof top look good and fully uniform.

This is the reason why you have to know about Miami roofing company. As a homeowner you should have full information regarding your roof. And knowing all of this information will do you good.

So as you heard Miami roofing company , for sure the first thing that will come to your mind is about roof. But Miami roofing company is more than a roof. It is true that Miami roofing company pertains to roof. But as you experience different weather disturbances and your roof is badly damage for sure you will opt to call this roofing company to work on the repairs that is needed by your roof.

Miami Roofing Company – http://miamiroofingcompany.org/

However, if you are having problems with your metal roof, this article will provide a brief overview of how you can assess and repair minor damage to your metal roof in a short time with minimal materials.

The first thing you’ll want to do in a metal roof maintenance job, as with any roof maintenance, is to clear the roof of debris. Debris like leaves, dirt and garbage can soak up water and increase the wear and rusting of even coated metal roofing. After clearing debris, if your roof is painted or coated, check the coating for signs of wear and repaint or recoat any necessary areas.

If there are holes in any of the shingles or slats, or open seams between pieces of metal, these should be repaired immediately. There can also be openings where two pieces meet on a ridge, lip, or valley.

Metal roof maintenance mostly requires that you catch wads of debris before they have a chance to collect water and damage sealants around rivets or in seams. The most common way metal roofing gets damaged is through water, be it either rusting or the deterioration of the bond between sealant and metal.

Extreme heat can also cause metal roofing to flex, and while shingled metal will not experience the same stress sheets will, either type can experience damage around the seams and corners. If you keep an eye out for damage throughout the year and give it a thorough check every few months, then you can keep a metal roof from experiencing any significant amount of wear, and have a roof that will last for decades.

Metals roofs are so commonly used because of their extreme durability and resistance to weather effects. There are few things that can cause them any significant amount of damage, but it is still important to keep an eye out for those things.

Even something as simple as water can damage metal roofing over time. Metal roof maintenance essentially consists of watching for potential damage, and clearing away debris whenever it collects on your roof. With minimal effort on your part, you can maintain a metal roof for as long as you need it . . .

Find out more by reading the full article which explains what you need to know about Metal Roofing.

Having a new roof fitted or paying for repairs can sometimes lead to high roof costs, but there are ways to ensure that your roof cost does not become astronomical. The first thing to remember is that with materials you usually have to pay for quality but by adding that little extra to your overall roof cost you could be saving a reasonable amount of money in the long run. Using materials may bring down the roof cost you are quoted but it really is a false economy in the long run.
Research.
The reason you are hiring a professional roof contractor is because you want a professional job done, but you should always have a reasonable working knowledge of the project you want completed. Ensure that you do your own research. Find out as much as you can about the procedures involved and the best materials to use. A professional roof contractor may have more idea of new materials and technologies that can be used to finish your job but a little knowledge goes a long way when it comes to judging the merits of the roof cost you are given.
A clear and concise request.
Once you’ve done your research you will have a much better picture of exactly what is required from the roofing contractor. You should write down everything you have found out and everything you require. Make sure that all companies have this information otherwise the roof costs that these companies give you may differ considerably. Less contingency is required by a roofing contractor who is given full instructions so if possible you should find out as much as you can about the roof you already have. Point out any damage that you know of but be aware that there are sometimes nasty surprises waiting under any shingle. The more information you can give a contractor the better your final roof cost will be.
Shopping around.
This should really go without saying but to ensure that you are receiving the lowest roof cost you should shop around, but you would be surprised at quite how many people opt for the first quote they receive without even consulting another company. If you are using a company you have used before and were very happy with their service then you may decide to skip this step confident that the roof cost you are quoted is a fair price.
By getting quotes off several companies you are giving yourself a number of advantages. You may be able to find out key information from several companies that you can use to your advantage and you will know that the price you accept is a fair price, even if it isn’t the lowest. When you are comparing your quotes you must look beyond just the total roof cost and consider service, quality, materials and time taken to complete the job. It’s a combination of these factors and the roof cost that will indicate the best deal.

Roof cleaning is probably not the easiest job around, nor is it the most pleasurable of all household jobs either. It is unfortunately however, a necessary job and something that needs to be done at least once a year, maybe more if you have large leafy trees around your house.

If you don’t do any roof cleaning while you have the chance while the buildup of leaves and other sundry stuff is still only minimal, you will find yourself beset by many other problems when everything finally builds up to point non-plus.

You will then have problem upon problem upon your head and have to expend vastly more time, energy and money on your roof cleaning efforts that you otherwise would have. In fact if you let it go for long enough without getting around to cleaning your roof, you might find that you have to contend with more than a few clogged drains and a few loose roof tiles.

So even if you don’t want to physically go up there yourself and do the entire roof cleaning job, you might want to think about hiring a roof cleaning contractors who can do the job for you, and without all the accompanying hassle that you might otherwise experience yourself.

If on the other hand you feel brave enough to tackle the job of roof cleaning yourself, there are a few things that you might first want to have on hand. The first and the most important of these being a ladder, and medical insurance!

Well, the medical insurance is optional, but if you have a phobia of heights and this is your way of trying to overcome it, then you probably do want to think about at least letting someone else know that you will doing a spot of roof cleaning that day.

When you’re up there you will need to clean away those leaf filled drains (and this can become mucky), check for loose and/ or cracked tiles, as well as looking around for other little details which can lead to your roof falling down in pieces around your head. For instance, if you miss even one cracked tile, there could be repercussions later on with water seepage which could damage your ceiling.

Those roof cleaning contractors are sounding pretty good round about now aren’t they? This in fact your best choice, especially if you have let the roof cleaning bit go by for a few years, in which case you might need more repairs and renovations done to your roof, than the cleaning itself!

There are many resources on how to find a roof leak but, most of the time, homeowners can locate the problem themselves within minutes. After all, if your roof is leaking, who has time to run out to the store and buy a home repair book or even ask someone how to find a roof leak? A leaking roof should be repaired immediately before further damaged is caused to the structure of the roof, itself, or to the home. If a leak is left untreated, the structure will likely be damaged along with some belongings inside your home.
If you wonder how to find a roof leak, it’s not as difficult as you may imagine. Homeowners should first look inside the home for signs of water. The first, and most obvious, would be water spots, standing water or mold. If you have a wet spot on your floor, look directly above to the ceiling for any signs of leakage. Such signs may include water spots, a soft or of sagging ceiling and damp areas anywhere on the ceiling or wall. A water spot on the ceiling would generally start out small, but grow larger with a brown ring defining it’s shape. The longer this is left untreated, the larger the spot will become as the water adds weight to your ceiling.
If a leak is not immediately visible from the interior of your home, consider that the problem area may be more obvious from an outside inspection. Using a ladder or binoculars, look for visual signs of roof damage or other structural problems. If it is raining, or if the roof is still wet from a previous rain, do not walk on the roof under any circumstances. Walking on a wet roof can be especially dangerous for an individual, but also for the structure of the roof itself. During your visual search, look for any debris that may be causing problems with blocking snow or rain from flowing from the roof’s slope. If there is a large presence of ice, this is a good indicator of possible ice damage. Once the ice begins to melt, the water may travel in through the damaged area.
Bad flashings are usually the cause for a roof leak
If possible, examine flashings and the chimney area for any signs of a problem. In addition, inspect any points at which an antenna or satellite dish connects inside the home. Possibly the most obvious damage sign, during the outside inspection, would be missing or damaged shingles. If you have warped or cracked shingles or shakes, replace them immediately. If they are damaged beyond repair, they will need to be replaced completely. If you need to replace one, or several shingles, this does not necessarily mean that the entire roof will need to be replaced.
If you have experienced a storm with heavy winds, look for any signs that debris may have damaged the structure of your roof. The debris may no longer be located on your roof, but the damage that it caused will be. If you are still uncertain about how to find a roof leak, or are uncomfortable with heights or inspecting your roof in general, call a contractor for a professional evaluation. In addition, a contractor can show you exactly how to find a roof leak in the future. When inspecting your roof, take special care when climbing ladders or repairing any problems.

A roof leak is caused by one thing – moisture. This can sometimes be difficult to detect, but technology has provided roofing professionals with a new method of how to find a flat roof leak using infrared survey. Because of their simplicity, flat roofs are very common. Unfortunately, also because of their design, a flat roof is more susceptible to water build up and damage.
The Concept Of Finding A Flat Roof Leak With Infrared Survey
It is thought that infrared surveys may help to promote a longer life for your roof. Inspections, of this type, allows the infrared camera to scan the entire roof area for moisture. The concept of finding a flat roof leak using infrared survey is quite fascinating. During the afternoon, the sun heats the roof structure with it’s warm rays. As the sun sets in the evening, the roof begins to cool. If there is a leak in the roof, the insulation or roof structure will become wet. A higher thermal mass is found in wet insulation than that of the rest of the structure. The infrared survey will be able to detect this moisture from a clear picture of the damaged area. Because of the technical work involved, a professional should be used to detect a flat roof leak using infrared survey.
Two Options Of Finding A Flat Roof Leak Using Infrared Survey
There are two ways to search for a flat roof leak using infrared survey. One is from a distance and the other is by performing a walk-on roof inspection. Anytime you, or anyone else, is walking on a roof, it is extremely dangerous. This is especially true if it is raining or if the roof is wet from a previous rain. Obviously, if you are searching for a leak or moisture, there is a suspicion that the roof is wet, so use extreme caution if you opt for the walk-on inspection. Let your contractor know that the roof may be slippery. Being professionals, they are already likely to be aware of this fact, but it’s a good idea to remind them to be careful.
Detecting Problems Before It’s Too Late
Each day, roofs are ruined because of improper maintenance or simply because the damaged area cannot be located. In order for a roof to last, it requires regular maintenance by the homeowners, but also by professional roofing contractors. Regular checks should be done to search for leaks, cracks, rotting or other damage. If left untreated, these problems can lead to the entire roof needing replaced. This is not necessary if proper maintenance is done, including the use of infrared survey to find a flat roof leak. Flat roofs are especially vulnerable to water damage because there is no roof slope for the water to flow to. Often, water will pool in one area of a flat roof and begin to weigh down the structure, which will cause leaks and other structural problems. The areas of moisture can quickly be identified using an infrared survey.

The roof is by far one of the most important parts of your house when it comes to protecting the rest of the building and it’s occupants from extreme weather conditions and many roofs are in a state of disrepair. Yet, despite this, they are left to worsen before people are willing to act and either pay for decent repairs or bite the bullet and have a new roof fitted. Paying for patched repairs or doing them yourself, when you don’t really know what you are doing, may prove cheaper in the short term but it won’t be long before you have to patch up the holes on a very regular basis. One of the most effective ways to lengthen the lifespan of any roof is with regular maintenance and checks conducted by a professional.
The life of your roof.
Knowing how long to install a new roof really is a question of knowing how well looked after your current roof is. Many new roofs come with a life of up to 20 years and some more durable and hard wearing roofs will have a life as long as 40 or 50 years but if you don’t care for your roof and regularly have it checked and maintained you face a very real risk of substantially decreasing this lifespan. When you have a new roof fitted you should, as far as possible, pay as much as you can afford to ensure that you get as long a life as possible with your new roof.
Taking the plunge.
Having a new roof fitted will mean a fairly major upheaval in your life. It may be necessary for you to move out while it is being done so it is important to know exactly how long to install a new roof will take. Unfortunately, the answer isn’t that straight forward. Everything depends on the size of the roof, the shape of the roof and exactly what you are having fitted. Applying a single layer of shingles on an existing roof is unlikely to take longer than a few days but having your existing roof completely removed and an entirely new one built can take a number of weeks. To get an accurate idea you should get a quote from a professional roofing contractor and ensure that this information will be included. Do be aware that things can go wrong and even when there is nothing wrong with the roof a sudden change in the weather can set the construction of your new roof back dramatically.
Start as you mean to go on.
Once you have your new roof fitted you shouldn’t just assume that because it comes with a ten-year warranty you won’t need to do anything about maintenance for the first ten years. You should, wherever possible, have an annual check up just to make sure that everything is ok because if a small problem is found it can be fixed before the small problem grows into a much larger and more costly problem.

Everyone who buys or sells a house, apartment or condo is going to use a home inspector at one time or another and even though you pretty much know what they do, many of you might have more appreciation for them once you learn more details of there chosen profession. Home inspectors have been around for a long time and they will be here for a lot longer, preparing reports, giving advice and recommendations and to some, a peace of mind. Because this is a big subject and there is a lot to say, right know I will focus on roof inspection and also give a little class on roof construction.
First the basics – Pitched Roofs
The basic structure of a typical pitched roof is: the framework, a deck and a weather resistant covering. The purpose of the deck is to serve as a base for supporting the roof covering, which is what protects the roof. (Pretty simple so far, right?) A pitched roof has a series of parallel beams (joists) joined at the top at angles, like tepees with a supporting overlay (the deck), usually plywood or similar material that serves as a base for supporting the roof covering (shingles), which has the purpose of shedding the water away from the roof either into gutters or just falling off the roofline. The deck is not waterproof so the shingles must be intact and able to withstand all types of weather, (except tornadoes and meteoroids) be it snow, hail, or rain.
I can’t speak for all home inspectors because they have there own techniques and working procedures. Like most people I had a couple of them look over my house, so from my experience they generally do a outside visual of roofs that entails walking around the house, sometimes with the aid of binoculars for close-up viewing or use a ladder for ranch type houses, if practical. They generally don’t want to walk up there for liability issues (fear of there foot going through the roof), but I feel that is the best way to check for roof structural integrity and they need to do it anyway for flat roofs. Needless to say they would be responsible for any damages they do in the course inspection!
A typical roof inspection will include checking for:
Uneven shingles – poor installation of a second layer over an old one. This might be ok but will be prone to water damage. When making an attic inspection the deck should be checked for damage and signs of leakage.

Sagging roof – probably deck damage, but may be a structural problem like a damaged ridge beam (A beam placed on end at the top of the roof and fastened to the rafters) or a roof deck that may not have adequate bracing or spacing of wood-frame support members. This is better left for a structural engineer for evaluation.

Roof ventilation – in a way roofs have to breathe too, that’s why there are roof vents on the roof and in the soffit (a horizontal board nailed to a roof overhang). Warm air must have an escape in attic space or there will be moisture buildup and the wood will rot. This can also cause streaks on interior walls and peeling paint. An inspection should be made of vent placement and count to evaluate if there is adequate ventilation.

Shingles- If the roof is pitched it will most likely have overlapping shingles to shed water away and down the roof. The south and southwest sides of the roof gets most of the sun that makes brittle and age faster, thereby causing deterioration. If there is any cracking, pealing or breakage of these ’tiles’ they will need repair or replacement because it will not protect the roof.

Flat Roofs
Even if a roof has a slight pitch it is considered a flat roof. As with the pitched roof this is the first thing inspected. Sometimes an interior wall that has signs of water damage could be traced back to the roof. Since this type of roof can’t be seen from the ground inspection must be made at top of the house. On a two story or more building access to the roof has to be made from inside, a stairwell, ladder, or an access hole in the ceiling of a room, probably a bedroom closet or pantry. As with any type of roof ventilation is key so checking for air vents is a must. A ventilation opening can be a pipe coming from the roof top or an open space on the side of the roofline right below the roof. A flat roof differs from a pitched one in that it is water tight, not just shedding water like a pitched one. At one time standing water was considered a good thing because it would cool the roof a bit during the summer months. There should be no ponds of standing water because this could be a breeding ground for insects and more importantly plants, where the roots can break through the asphalt covering. Special attention should me made when inspecting flat roofs because even small cracks between the roofs drain and the roof covering could become serious.
There are many types of flat roofs like single-ply membrane, roll roofing, metal roofs, hot tar covered or built-up roofs an inspecting them is similar in every case. The inspector will look for any visible cracking, blisters, weak spots or any kind of corrosion that will compromise the structural integrity of the roof. The cause of a leak on an interior wall or ceiling may be hard to find because it may have started on the roof, then zig-zagged its way down, but several feet away from the area you saw it.
These are some of the things home inspectors look for and report on when checking roofs. They not only go in 120ºF attics but also crawl under houses, and look in chimney stacks, but do with a great of courtesy and professionalism!

Getting roof repair in OR for a home or commercial building is not a task many of us look to with pleasure. Roof repair in Portland, and everywhere else for that matter costs money. As a result, many of us ignore the issue for as long as we possibly can.

However, avoiding roof repair for your Portland home or business can cost a lot more in the long run. Residential and commercial roofing in Portland doesn’t have to involve a grief stricken experience. Review the following for details on how to tell if you need maintenance for your roof and ease the process of OR roof repair.

How to Tell If You Need Roof Repair for Your Portland Home or Business

Just because the roof has yet to cave in, doesn’t mean your OR roof isn’t in need of repair. Consider the age of your roof, as this is the most important aspect for determining whether you need repairs or an entirely new installation.

A good milestone for evaluating your residential or commercial roofing installation is within 10 years. Ask a qualified roofing contractor in the Portland area to conduct an inspection.

The condition of the shingles is telltale for whether your OR home or business is in need of roof repair. Your Portland roofing contractor will check for discoloration and other signs of wear, such as cracks and curling edges.

If the shingles are worn, your residential or commercial roofing contractor will likely need to conduct a more thorough investigation. Examining the condition of the underlying roofing structure will reveal the extent of your roof repair needs.

Roof Repair Portland — Check Your Insurance Policy

In some cases, your insurance policy may cover some of the costs for your OR roof repair needs. Contact your provider to determine whether you have coverage for anything in relation to repair and maintenance.

Find a Qualified Contractor for Roof Repair in Portland

Get the most from your residential or commercial roofing job in Portland and hire a qualified contractor. Avoid the Portland roofing contractor who lowers the price tag and offers shoddy workmanship in return.

Look for a professional who can address all of your OR roof repair needs. Make sure they are licensed, insured and provide a fair warranty that covers materials and workmanship.
